The Director of Property Management (DPM) provides sub-regional property management leadership and approval authority. The DPM is responsible for ensuring the overall success of their respective subregion in providing an exceptional customer experience, the highest quality and financially healthy properties, and successful completion of company initiatives. This position reports to the Vice President, Property Operations.

RESPONSIBILITIES:

  • Asset Management: Act as main point of contact for Asset Managers within the region.

  • Team Leader: Effectively manage team to ensure completion of all procedural initiatives. Consistently communicate with team to be a resource and problem solver.

  • Financial Responsibility: Ensure capital improvement projects are completed on time with respect to budget. Review annual budgets and other financials to discern trends across markets and ensure compliance with accounting policies and procedures.

  • Property Inspections: Regularly tour markets to ensure property appearance and operation of portfolios meet Link standards. Conduct documented inspections as per company policies.

  • Repairs & Maintenance: Identify maintenance needs throughout region and identify cost reduction solutions and/or process improvements. Ensure consistency of services provided across the region.

  • Contracts: Occasionally negotiate market and/or regional contracts to ensure scale, cost-savings, and consistent scope of work. Review and sign contracts for capital work or recurring services as per established thresholds and workflows.

  • Special Projects: Assist with due diligence reviews and on/off boarding of properties.

  • Supervision: Hire, develop, and manage Associate Directors, Senior Property Managers, Property Managers, Senior Assistant Property Managers, Assistant Property Managers, and Property Management Administrators. Foster a team atmosphere promoting Link's Four Pillars: Customers, Culture, Community, and Capital Deployment. Oversee overall personnel and performance management of the team.

PHYSICAL DEMANDS

Nature of work requires an ability to effectively communicate and exchange information, collect, compile, organize and prepare work documents, and operate standard business equipment. Ability to work at construction sites, ascend/descend roof ladders, and maneuver on uneven terrain.

WORKING CONDITIONS

Work is performed in a general office environment. May require extended hours as business dictates.Availability to travel up to 70% of the time to tour properties and constructions sites. Exposure to adverse weather conditions, loud noise, and dust conditions at construction sites.

QUALIFICATIONS:

  • 10+ years of property or building management experience handling building issues, capital deployment, customer service and administrative issues.

  • Prior supervisory experience required.

  • Ability to effectively manage budgets and reporting.

  • Proficiency with capital and tenant improvement projects.

  • Ability to utilize and interpret documents such as leases, safety rules, plans and specifications, operating and maintenance instructions, and/or procedures manuals.

  • Proficiency in MS Office. Experience with Yardi strongly preferred. Exhibit enthusiasm for adopting technology solutions.

  • Ability to communicate effectively and build strong relationships with numerous people, both inside and outside the organization.

  • Self-motivation, determination, accountability, and initiative in a team environment.

  • Ability to multi-task effectively in a fast-paced work environment while managing competing deadlines.

  • BA or BS in Finance, Real Estate, Business Management, or related field. CPM/RPA designation preferred.

  • Ability to travel is required.

Employees in this role should be located in the geographical market of the properties they cover and have full access to a personal vehicle (mileage reimbursement is provided)

$168,000 - $180,000 represents the presently anticipated base compensation pay range for this position at Link. Actual pay may vary based on various factors, including but not limited to location and experience.
