Job Description

Title: Project Manager Level 3

Department: New York Operations

Reports To: Project Manager 4/5 or Senior Project Manager 6/7

Knowledge

  • Reads and understands Site Safety and logistics plans.
  • Begins to learn and manage permitting and violation processes
  • Understands various insurance requirements based as needed
  • Understands QA/QC requirements specially for assigned trades
  • Understands purchasing process and how to prioritize
  • Review shop drawings vs contract drawings to ensure they meet project requirements
  • Review 3rd party equipment drawings to ensure they coordinate with contract drawings
  • Read and understand project schedule
  • Full understanding of PCI's up to and including impact on budget and budget report
  • Understanding of monthly financial reporting
  • Understands ICRA standards for healthcare construction
  • Begin to understand MEP systems

Skills

  • Manage at least 6 specialty partners depending on size
  • Lead weekly specialty partner meetings
  • Works with team to promote IIF Culture
  • Identifies and work with superintendent to address any field related issues
  • Read, review, and escalate any potential concerns or questions to the Project Manager
  • Ability to discuss safety concerns with workers
  • Perform quality and consistent safety inspections
  • Confidence to stop work if necessary and know who to escalate to for assistance
  • Attend, present and lead discussions on scopes of work under their management to both internal and external partners
  • Take, organize, and distribute clear meeting minutes
  • Manage permit, insurance logs and all involved processes
  • Request, receive and review contractor onboarding documents
  • Create and complete leveling sheets for trade buy outs
  • Draft specialty partner specific Exhibit A Scopes of Work
  • Timely input and assistance with monthly report information and updates
  • Manage, understand, prioritize, and communicate the submittal schedule including accuracy with ROJ dates
  • Manage, understand, prioritize, communicate, and question RFI's
  • Manage change order process
  • Responsible for close out process for assigned trades including ability to close NCR's and inspections

  • Able to communicate with hospital staff when necessary

Minimum Requirements

3-5 Years of Construction experience

1-2 Years of experience with healthcare construction

Bachelors Degree

SST card required

Attend and retain knowledge from all assigned trainings

Salary Range - 85,000- 105,000

The above salary range represents Hunter Roberts's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards Hunter Roberts provides to employees.
