What is the Corporate Real Estate - Planning and Design group responsible for?

The Corporate Real Estate team manages Franklin Templeton's global footprint, supports the business operation, and manages all aspects of our real estate - disposition, property management, financial analysis, surplus property, oversee building design, space planning, construction, and miscellaneous activities such as leasing and brokerage.

What is the Manager - Planning & Design responsible for?

Providing space planning and design solutions that align with Corporate Real Estate goals and standards. Developing innovative solutions to address challenges, opportunities, gaps, standardization, optimization, and efficiency.

What are the ongoing responsibilities of a Manager - Planning & Design?

  • Manages business units' space planning activities, including scenario studies, budgeting, resource identification, communications, and presentations to senior management.

  • Develops and designs solutions to continuously improve delivery and quality of the CRE portfolio.

  • Manages the furniture procurement and disposition process; including purchases, estimate reviews, purchase orders/approvals, reuse/transfers, donations, and/or disposal.

  • Coordinates change management surveys and delivers analysis studies to business units and CRE leaders.

  • Manages vendors, including workplace consultants, architectural firms/interior designers, and furniture vendors.

What ideal qualifications, skills & experience will help someone to be successful?

  • Minimum B.A. or B.F.A in Interior Design or Architecture

  • 5+ years of experience designing corporate interiors, leading all aspects of design, including construction management

  • Familiarity with move management and occupancy planning

  • Good knowledge of interior design and furniture trends

  • Previous experience managing design and service providers; managing a team, focusing on effective communication within numerous time zones, clearly establishing project deliverables, and promoting more interdependence among organizational units through the development of networks via team members

  • Strong communication (written and verbal) skills; proficient in English (written and spoken)

  • Demonstrated experience managing multiple projects at once

  • Creative thinker, who can think broadly and deeply

  • Supervision of the construction and furniture installation progress

  • Participating in job walk/site inspections (snagging) process

  • Actively representing P&D at construction meetings

  • Reviewing/creating purchase orders (PO) project authorizations forms (PA)

  • Budget tracking, requesting quotes and reviewing

  • Coordinating and collaborating with all parties on the design (branding team, technology team, local business, facilities team)

  • Interviewing potential architects, interior design firms and general contractors, (portfolio, type of experience, recommendations)

  • Prioritizing projects within the team, employee supervision and support

  • Presenting the project designs to various parties including senior management, business site leaders in addition to leading and conducting steering committees

What technical skills are required for success?

  • 3D modeling, rendering skills, Photoshop editing and graphic design skills.

  • Preparing detailed AutoCAD (DWG) drawings (for example: elevations, furniture, etc.).

Along with base compensation, other compensation is offered such as a discretionary bonus, 401k plan, health insurance, and other perks. There are several factors taken into consideration in making compensation decisions including but not limited to location, job-related knowledge, skills, and experience. At Franklin Templeton, we apply a total reward philosophy where all aspects of compensation and benefits are taken into consideration in determining compensation. We expect the salary for these positions to range between $115,000 and $150,000.
