Job Description
Senior Associate – (job location is New York, NY; employer is Brookfield Asset Management LLC) – Perform financial analyses of key business initiatives for existing investments including major refinancing events, asset sales, bolt-on acquisitions, and initial public offerings. Perform thorough financial analyses and advise Brookfield’s investment committee on sourcing and evaluating new investment opportunities in the Real Estate spectrum. Assess potential investments by creating detailed financial models and performing return analysis, including effectively considering tax, accounting, and debt implications in models. Conduct industry research and translate data into meaningful inputs. Execute corporate-level and direct real estate acquisitions across all asset classes, primarily for Brookfield Strategic Real Estate Partners (BSREP) in the United States. Identify risks associated with investment transactions and determine relevant risk mitigation strategies. Structure, prepare, and lead the drafting of written documents (transaction, marketing, operating such as term sheets, LOIs, and offer letters). Lead meetings, delegate work, and ensure quality of work product. Prepare investment committee timely, accurate, and professional materials and transaction-related documents then present them along with analysis to the senior management. Perform / lead / oversee due diligence process, including comprehensive project finance, credit, and valuation analyses. Coach and motivate analysts / associates in their development. Requirements: Bachelor’s degree (US or foreign equivalent) in Finance, Accounting, Business Administration, Hotel Administration, Real Estate or a related field, plus three (3) years of experience in the position offered or as an Analyst or Associate. All of the required experience must have included experience with: building an entirely functional acquisition model for a property, portfolio or company with limited oversight utilizing valuation concepts such as Discounted Cash Flow, Leverage Buyout, or Merger and Acquisition; analyzing investment opportunities under various structures such as pure acquisition of property/portfolio, privatization of public companies, and merger of a private and a public company then re-IPO; working on deals across various sectors, including multifamily, office, hospitality, retail, industrial, and alternatives; working on complex and large-scale deals that exceed $3 billion; working in both acquisition and internal strategic review initiatives such as refinancing, disposition, or asset management of portfolio assets / companies; using Argus Enterprise, a software in the real estate industry, to underwrite commercial properties; and using various data platforms, including Axiometrics, REIS, Moody’s, RCA, CoStar, Capital IQ, CompStak, Realnet, Urbanation, and NHSLive, to put together market / sector specific whitepapers to assess the supply and demand and growth dynamic in support of investment thesis. Salary: $255,000 - $260,000/year. E-mail résumé to louise.connaughton@brookfield.com.
