Position Summary:
We have an exciting opportunity to join our team as a Assistant Director of Planning - Real Estate Development & Facilities.

The mission of Real Estate Development and Facilities (RED+F) Department is to plan, develop, operate and maintain the campus of the NYU Langone Medical Center (NYULMC) and provide the foundation for its growth and success in the 21st century. RED+F provides strategic campus planning and project development services, including architectural studies, programming, design, construction and associated infrastructure and technological upgrades, for new structures and renovations to existing structures both on the NYULMC campus and throughout NYULMCs growing Ambulatory Care network.The Department also operates and manages all facilities, infrastructure and related support services across the Medical Center. RED+F is composed of the Real Estate, Housing, Planning & Project Development, Facilities Operations & Management, Finance & Administration, Campus Security, Environmental Services, Environmental Health & Safety, Radiation Safety and Clinical Engineering divisions.

Job Responsibilities:

Reporting to the Sr. Program Director, the Assistant Director will be responsible for:

    • Overall management of the specified capital portfolio, supporting the Sr. Director in directing resources and supervising in-house project personnel and outside vendors including consultants and contractors, to ensure that projects are completed within approved schedules and budgets; meet quality standards set by drawings and specifications; and adhere to NYULH construction site safety policies and procedures.

    • Providing support and direction of staff to ensure accurate cost estimates, complete and coordinated design documents, adherence to site safety and infection control policies and procedures, and ensuring high quality construction for projects assigned.

    • Ensuring that planning, design, and construction activities for all projects are coordinated both within and across the mission capital portfolios.

    • Ensuring that Project Managers maintain complete and accurate data in RED+F's data systems.

    • Working with the Sr.Program Director(s) to implement systems that measure project budget and schedule performance; identifying variances early and working with project team to develop and implement plans of correction; maintaining portfolio and project performance metrics for construction safety, schedule and budget.

    • Participating in and/or leading the development and implementation of special initiatives as assigned by departmental Leadership

    • Assisting in the development of standards, policies and procedures for the successful implementation and execution of projects, in consultation with departmental leadership.

    • At the discretion of the Sr. Director and/or VP for Design & Construction, the Assistant Director may be directly assigned the lead PM role for select large, sensitive and/or complex projects.

    • Represent the Sr. Director and act in leadership capacity for the Program Unit in his/her absence, including exercising delegation of approval authority for certain actions as deemed appropriate by departmental leadership.

Minimum Qualifications:
To qualify you must have a The position requires experience in construction trades, experience in complex operations within a hospital and school environment, knowledge of infectious control procedures, experience in management of contractors and experience in interpreting construction drawings
Minimum Qualifications:
Bachelors Degree in Architecture or Engineering
Professional Registration (PE or RA required)
preferred 10 years of progressive experience in architecture, design and construction, facilities management, and/or institutional facility planning
Strong background in project management and financial management of major projects
Excellent interpersonal and communications skills and customer service orientation required
Key Competencies

3. A broad based professional level of knowledge of best practices and industry standards in the design, construction, operations and maintenance of capital assets in complex healthcare environments.
4. Familiarity with, and the ability to make recommendations for, appropriate procurement methods and project delivery models to suit the needs of a dynamic and fast moving capital portfolio while appropriately mitigating risk;
5. Ability to function effectively in ambiguous situations, and to navigate in an environment with multiple variables and rapidly changing parameters. Ability to take initiative and make well-informed decisions
6. Ability to respond swiftly to sensitive project-related issues and to recognize and proactively mitigate project risks, and to resolve conflicts swiftly, without compromising NYULMCs strategic interests
7. Demonstrated capacity to build consensus with diverse groups of stakeholders, and to negotiate effectively with end-users and internal departments to develop and refine project scopes, and to ensure projects are being properly managed and completed on time and on budget;
8. In conjunction with consultants and project management staff, provide daily quality and safety monitoring of construction throughout projects until final closeout;
9. Ability to coordinate Program Unit resources, assign project work, and track its execution in compliance with applicable codes, regulations, safety standards, drawings and specifications, budgets and schedules;
10. Commitment to working collaboratively, across internal departments and with external vendors, balancing demands to deliver projects in alignment with overall organizational objectives;
11. Excellent communications and relationship-building skills, ability to present to diverse groups at all levels of the organization. The interpersonal skills to interface effectively with outside Contractors, Architects, Engineers, and Authorities Having Jurisdiction, as well as hospital executives, managers and staff.
12. Knowledge of Building and Zoning Codes, FGI, NIH, JCAHO, NFPA and OSHA as well as ADA regulations.

Preferred Qualifications:
Experience in construction trades and seven plus years of experience in complex operations within a hospital environment. Knowledge of infectious control procedures and seven plus years of experience in management of contractors and experience in interpreting construction drawings
Preferred Qualifications:
Advanced degree in Architecture, Engineering, Construction Management, Business, or Law
Healthcare experience

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisements. The salary range for the role is $117,107.95 - $138,138.00 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
